Renting your property can be both time consuming and expensive. We are experts in property letting service in Dublin and can ensure you receive a quality yet personal service from our fully trained staff.
Letting charges are based upon a set percentage of the rent collected.
Please see our service check list.
A fully qualified lettings negotiator will visit with you at your property and will advise on a realistic rental figure for your property. There is no charge for this visit. We will provide you with advice as to any further works that may be appropriate to secure the best possible rent and tenants for your property. If possible we will photograph your property for advertising purposes.
Not only will we erect signage with your permission, but our marketing efforts will also include a featured page on multiple websites including www.dublinlettings.com, www.daft.ie, www.myhome2let.ie, www.let.ie, www.rent.ie. We insist on taking effective photographs (no more photos of ovens / fireplaces so apparent in other agents websites), flyers out to our contacts with relocation companies and human resource departments of Fortune 500 companies in the Dublin region. We also occasionally suggest putting ads in the national and local newspapers. We have online advertising attracting prospects in all major search engines. Because of our reputation, many prospects contact our office for a free list of the vacancies we are letting. Our highly successful retail premises attract a wide range of potential tenants who will have access to our letting lists.
We show your property during the day and every evening
We show your property at weekends. We even show your property on bank holidays !
Dublinlettings.com agree that tenants must be accommodated in their search for property and we bend over backwards for prospective tenants. We show property late into the evening, every evening. We show your property on Saturdays, Sundays and bank holidays !
Dublinlettings.com considers tenant selection one of the key ingredients in successful residential property lettings and management. We are confident that our method will find the tenants we want. Our letting agents recommend only qualified applicants and are encouraged to sign the right applicant, not the first applicant! We require detailed written references and identification documents. The most important in our experience being the tenants previous landlord references. No applicant will be recommended to you as approved until all questions are answered to our satisfaction. We have certain criteria we go by to approve or disapprove every applicant so that discrimination is not a factor.
When you are satisfied with our recommendation of tenants we will arrange for the preparation of all the necessary regulatory documentation including drafting of the lease agreements, PRTB registration forms, standing order mandates and schedule of condition of the property.
We will arrange for the execution of the tenancy agreement, payment of the first months rent and an appropriate security deposit. We will ensure your tenant signs the appropriate standing order mandate and is made aware of their responsibility to fill in, copy and send to you the completed schedule of condition of your property.
At that stage once funds have been lodged to our client account we will make appropriate transfer of client funds to your nominated bank account.
We will if appropriate arrange for readings to be taken for the electricity and gas utility accounts. We will ensure to notify these utility companies requesting that the relevant accounts are transferred into your new tenants names.
For data protection reasons we are unable to contact or transfer phone or cable or broadband /data utility providers. Your tenant is responsible for transferring these accounts into his name. You as landlord are responsible for ceasing any accounts from these type of utilities which are in either your name or your previous tenants name.
We will collate and post to you copies of all your tenants references and contact information, tenants signed standing order mandates, leases, completed PRTB registration form
